What’s involved in selling a house?

My experience as a real estate agent has taught me to keep things well organised and running smoothly.

A big part of that is communication between myself and my clients. It is often helpful to refer to a process or a schedule to see where things are at and avoid any confusion.

In New Zealand, the process of selling property follows a regular pattern and is regulated by the Real Estate Agents Authority.

To the right is my general breakdown of the process for us to follow while we work together to achieve your property goals.

Initial Property Appraisal
As your real estate agent, I will inspect your house or property and we discuss the overall property sales process. Once the initial inspection is completed, we can discuss the method of sale and the advertising strategy.
Organising Scripts
We can then complete the property listing details on an agency agreement. It is important to promote the property for sale the best you can. Using good photography, clear signage, local online marketing, newspapers, my database etc.
Inspection Times Arranged
Attendees will be recorded, along with a full list of comments and feedback.
Negotiating A Sale
Seeking the best price and conditions from a buyer.
Assist Purchaser
Check and assist with the purchaser’s finance, sale of property, building inspections and other conditions.
Signing Contracts
Once exact terms are agreed on by both parties, a recommendation is made for both parties to seek legal advice before signing. The deposit is made by the purchaser either upon signing or the unconditional date. The contracts are given to solicitors or conveyancers. All parties are kept informed of progress.
Sold Signage
When the property is finally sold, a sticker is placed on the sign outside the building to indicate that it is no longer available.
Settlement
When all parties agree that the sale has been finalised, a settlement day is arranged and keys can be transferred to the new owner.
Sale Finalised
The new owners take possession and the sale process is officially completed.
